How it works

From holiday-home assessment to managed bookings

We first understand the property and your objectives, then confirm a practical operating plan before accepting bookings.

1

Share your property details

Tell us the location, property type, sleeping capacity, amenities, availability and current rental status.

2

Property and service assessment

We review the setup, discuss the support required and confirm whether the property is suitable for our current service area.

3

Commission and operating plan

You receive a clear proposal showing the commission, included services, owner responsibilities and agreed booking conditions.

4

Launch and manage stays

Once the property is ready and the agreement is in place, we begin the listing, booking and guest-management workflow.

A successful holiday rental starts before the first booking

Guests compare presentation, location, amenities, reviews, house rules and value. We help organise the property and guest journey so expectations are clear from booking to departure.

  • Accurate listing and guest expectations
  • Reliable access and changeover procedures
  • Clear house information and communication
  • Owner-approved pricing, availability and rules

Property readiness

Licensing, registration and property requirements must be in place

Holiday-rental rules and required documentation can vary by location and property. We can discuss the operational information needed for management, while the owner remains responsible for ensuring the property may legally be offered for short-term rental.

Not sure what you already have? Tell us in the enquiry form and we can identify the next questions to address.

Holiday rental questions

What owners commonly ask before starting

How much commission do you charge?

Commission starts at 10% and may be up to 20% depending on the selected services, property requirements, location, booking channels, workload and other agreed conditions. Your final rate and included services are confirmed in writing before management begins. IVA is added where applicable.

Can I still use the property myself?

Yes. Owner-use dates can be blocked in the availability calendar, subject to any bookings already confirmed. It is best to communicate personal-use dates as early as possible.

Do I need a holiday-rental licence or registration?

The requirements depend on the property's location and circumstances. The owner is responsible for ensuring the property can legally be rented short term and for maintaining the required documentation. Tell us what you currently have and we can discuss the operational next steps.

Who handles cleaning and linen?

Cleaning, linen and changeover responsibilities depend on the service package and property setup. These items are defined clearly in your proposal and management agreement.

How is the nightly price decided?

Pricing can take account of season, location, property features, length of stay, local demand and booking conditions. The agreed approach is discussed with the owner before the property goes live.

Can you manage my property if I live abroad?

Yes. Our local presence is especially useful for owners who are not in Spain full time and need guest, access and property coordination close to the home.
